Performance marketing for reAlpha: how “VA Loans Without Delay” beat every other angle.

At reAlpha I ran performance marketing across ad copy, messaging angles, creative direction, and the growth experiments behind them. This walks through building the VA Mortgage campaign from the ground up: defining the audience, finding the angles, structuring tests, and reading what the numbers were telling us.

The marketing challenge

The key challenge was introducing reAlpha Mortgage into an already-competitive real estate and mortgage market. People were buying homes, but many VA buyers had trouble navigating it.

It was a niche audience, and many didn't trust lender networks outside of VA-connected communities. Competitors included Veterans United and Navy Federal Credit Union. People needed to understand the value proposition fast, and campaigns needed multiple messaging angles.

Phase 1

ICP research

Real estate ads demand the most patience, because they don't convert instantly. Someone sees an ad. They ignore it. They see it again. They learn the brand. They try the brand. By the time they try it, it's already been six to eight months.

That's why the research was detailed. I worked with the team to build a comprehensive doc on user patterns: age, demographics, behavior, and the small lifestyle cues that shape decisions. One of the most important findings was the age range: we were targeting people aged 40–60 who had earned a certain income, had a 401(k), and were saving for their first or second home.

We mapped pain points and the language they actually responded to, then built TOFU / MOFU / BOFU messaging for each segment.

Ideal Customer Profile document: The efficient deal-maker — a repeat homebuyer who runs their own search, prefers tech-forward experiences, and wants expert support without the traditional agent overhead.
Phase 2

Testing

Research gave us insight, but insight alone didn't translate into performance. To turn it into results I wrote and tested multiple ad copies and creative briefs, exploring angles like:

  • Affordability
  • Ease (hassle-free)
  • Time factor
  • Clarity
  • Old vs new
  • Zero down payment
  • Perks of working with us

The real problem: how do you produce an emotional response in a veteran without using any of the language that would normally produce one? After a few weeks of testing, it was the time factor that surpassed everything else.

Phase 3

The winning angle

We leaned heavily into the delay problem. The line that landed:

People responded because we were speaking directly to their pain point. Reducing the fear of delays drove exactly what we wanted: leads.

We couldn't claim “fastest” or “best” VA loans due to compliance, so we found a compliant way to communicate the same felt benefit. The campaign ran for a very long time, refreshed with the homebuying seasons across the United States.
